Location
Cincinnati is located in southwestern Ohio, on the Ohio River along the Mason Dixon Line. It is situated in Hamilton County, as well as being the County seat. Hamilton County is bounded by Butler County on the north, Warren County on the northeast, Clermont County on the east, Boone County on the southwest, Kenton County on the south, Campbell County on the southeast and Dearborn County on the west. 

Geography/Terrain
Covering a total area of 79.6 square miles, Cincinnati is 78.0 square miles of land and 1.6 square miles of water. Sitting at an average elevation of 683 feet, it is in an area of gentle hills along the Ohio River valley and its tributaries. As well as the Ohio, the Great Miami River, the Little Miami River and Mill Creek contribute to the formation of these hillsides and valleys.

Dayton, OH is just 44 miles northeast of Cincinnati, Lexington KY is 81 miles south, and Indianapolis, IN is 100 miles northwest.

Housing
There is a diversity of delightful neighborhoods and housing styles to choose from in the Cincinnati area. In some areas, older buildings have been converted into lofts, often above local businesses, and close to charming bars and restaurants. Others feature hilly, crooked streets, and panoramic river and city views. There are renovated historic neighborhoods, filled with 19th-Century architecture and canopied, tree-lined streets. Housing options are plentiful, with everything from bohemian hideaways to older, moderately priced homes in family-oriented neighborhoods. 

Parks/Sports/Recreation/Golf
If you are looking for a city rich with parks, golf courses, recreational activities, and professional sports, you have it here in Cincinnati. The city maintains over 100 parks and greenspaces, covering more than 5,000 acres of land. Cincinnati Parks District has been rated one of the nation’s best, with 5 regional parks, 70 neighborhood parks, 34 natural areas, 5 neighborhood nature centers, 5 parkways, 16 scenic overlooks and 50 miles of hiking and horseback riding trails. There are specialized areas, such as the Cincinnati Zoo, Pioneer Cemetery, Victory Parkway Fields, and Theodore M. Berry International Friendship Park. Beautiful Eden Park is the home of the Cincinnati Art Museum, Cincinnati Art Academy, Playhouse in the Park, Murray Seasongood Pavilion, and the Irwin M. Krohn Conservatory. The Krohn Conservatory is nationally renowned, housing over 3,500 plants from all over the world. Mt. Airy Forest is the largest park in Cincinnati, and has a 10-mile hiking trail.

The city’s recreational department offers a full range of activities including baseball, basketball, football, soccer, softball, tennis, tumbling and volleyball. Men, women, seniors and children can play at any one of hundreds of ball fields, gyms and courts located all over the city. 

In terms of spectator sports, Cincinnati boasts two major league teams, six minor league teams, and seven major sports venues. The city also hosts five college institutions, each with their own sports teams. It is home to America's first professional baseball team, and the historic Cincinnati Masters tennis event. You can enjoy car and horse racing, as well as family game centers. The Kentucky Speedway in nearby Sparta, KY is the area's leading motor sports venue, hosting races in ARCA, USAC, Busch and NASCAR Craftsman Truck series this year. Just ten minutes from downtown, in Florence, KY, Turfway Park offers year-round thrilling horse racing. 

With over 30 golf courses in the area, Cincinnati easily accommodates every skill level. You can choose from among the 14 public golf courses, 15 private and 1 semi-private. The Camargo Club Golf Course has been rated among "America's 100 Greatest Courses", "Best in State", "Top 100 Courses in the U.S." and "America's 100 Best Classical Courses". The Cincinnati Country Club, which was originally founded in 1895, has been listed by the USGA as one of the first 100 clubs established in the nation. The Coldstream Country Club has been ranked among the “Best in State” and "America's 100 Best Modern Courses". The Sharon Woods Golf Course is a public course, which was rated by "Golf Digest" as one of the top 125 public courses in the U.S. 

Special Attractions/Events
A whole host of exciting attractions is available here in Cincinnati. There is everything from amusement parks and casinos to museums and theatres. You can experience thrill rides, live shows and an expansive water park at Paramount's Kings Island, in Mason Ohio, just northeast of Cincinnati. For cultural enjoyment, you can visit the Museum Center at Union Terminal, the Rosenthal Center for Contemporary Arts, or the National Underground Railroad Freedom Center, to name a few. You can attend one of the remarkable performances happening at Music Hall, the Aronoff Center for the Arts, or Playhouse in the Park. Savor the music of the Cincinnati Symphony Orchestra or Cincinnati Opera. Or, enjoy shows by the professional summer stock theatre at the Showboat Majestic, a floating theatre, which is an official National Historical Landmark.  

The world renowned Cincinnati Zoo and Botanical Garden has been rated the city’s number one attraction, one of the top five zoos in the nation, and one of "The 10 Best Zoos for Kids." The zoo has over 500 animals and 3,000 plant species to be seen and enjoyed. The Newport Aquarium is the number one aquarium in the Midwest, with its thousands of animals from around the world in a million gallons of fresh and salt water. You can also take in the delightful Wolff Planetarium located at the Trailside Nature Center, the oldest planetarium west of the Allegheny Mountains. 

Cincinnati has its share of museums and history. The city boasts the largest collection of nineteenth-century Italianate architecture in the nation. The Cincinnati Museum Center is home to, “The Titanic: The Artifact Exhibit,” which features 320 new artifacts recovered from the Titanic wreckage. The Taft Museum of Art, a National Historic Landmark, is recognized as one of the finest small art museums in America, with nearly 700 works of art. 

Frequent festivals and special events are celebrated throughout the year in Cincinnati. For example, every four years, in October, riverboats from around the country arrive in the port of Cincinnati for a five-day festival. Known as, “Tall Stacks” this celebration was first held in 1988, and was one of five special events celebrating Cincinnati's 200th birthday. Tall Stacks '92 was the most publicized, most attended and most successful event in Greater Cincinnati's history. This unique event always offers plenty of good music, food, fun and, of course, riverboats. Another event, the Festival of Lights at Cincinnati Zoo has over 100 lit displays, and more than 2.5 million lights. 

Interesting Facts/Historic Buildings and Places
Founded in 1788 by John Cleves Symmes and Colonel Robert Patterson, Cincinnati was initially named Losantiville by surveyor John Filson. The word comes from four terms, each of different language, meaning "The city opposite the mouth of the Licking River”. In 1790, the name was changed to Cincinnati in honor of the Society of the Cincinnati. This was a society honoring General George Washington, who was considered a Cincinnatus (the Roman general who saved his city, then retired to his farm). In 1802, it was chartered as a village, and in 1819, it was incorporated as a city. The town flourished with the steamboat trade, and after the Civil War, it was the largest city west of Philadelphia. It is considered to have been the first major American boomtown, rivaling the coastal metropolises in both size and wealth. 

By 2005, Cincinnati's population was 308,728, making it the third largest city in Ohio and the 55th largest in the nation. Greater Cincinnati is the 25th largest metropolitan area in America. The city has a number of nicknames, including: "The Queen City," "The Queen of the West," "The Blue Chip City," "The City of Seven Hills" and "Porkopolis."
The city of Cincinnati was the birthplace of: Charles Manson, leader of the homicidal Manson Family; Pete Rose, baseball player; Steven Spielberg, filmmaker; and William Howard Taft, President of the United States. It was the filming location for the 1988 movie, "Rain Man", and the 2000 movie, "Traffic". Cincinnati has ranked tenth on America's Most Literate Cities list.

Recent reforms in the disclosure laws and real estate practices around the country have resulted in new options for buyers and sellers. Real estate agents can take different roles with buyers and sellers.

A seller's agent works with loyalty and fidelity as the seller's advocate and negotiator, and is obligated to disclose to potential buyers all adverse material facts that are known about the property.

A buyer's agent works exclusively to negotiate the lowest purchase price and best terms for the buyer. This agent serves the buyer with undivided loyalty, confidentiality, and full disclosure. The agent would know the highest price that the buyer would be willing to offer for a home, but could not disclose that information to the seller.

A dual agent can work for both the buyer and the seller by written, informed consent of both parties and has fiduciary obligations to both. The agent can only disclose to one party what the other party allows to be revealed.

A transaction broker assists the buyer or seller or both throughout a real estate transaction without being an agent or advocate for any of the parties.
